MAXINE Brealey of Ray White Stockton has scored a hat-trick with her third record Stockton sale.
A beachfront property at 237 Mitchell St (featured in a recent Wednesday Domain) sold for $800,000 before today's scheduled auction.
Last year Ms Brealey made a record $700,000 sale with the auction of a block of run-down flats in Mitchell St. And her first record was back in 1999 when she sold The Laurels for $620,000.
The purchasers of 237 Mitchell St, George and Phyllis Holliday, partners in the Newcastle diving business Aquanaut, bought the property for its location and proximity to the beach, Ms Brealey said.
Her next goal was to break the $1million mark, she said.
Before you can say build SIX weeks ago Barry Worth of Dowling Hawks Nest/Tea Gardens sold a 2500sq metre block of land with Myall River frontage at Marine Drive, Tea Gardens, for $1.55million.
The fast-moving purchaser, Tia Properties, has since put together a development proposal for the site that includes eight two-storey, three-bedroom townhouses.
Buyers have also been quick to react. Mr Worth said the townhouses were available by expressions of interest and he was holding $5000 deposits on all eight. He said sales ranged from $660,000 to $780,000.
Mr Worth said the developers were confident of approval for the complex, which would include three townhouses with absolute waterfrontage, three with stunning views and two without views.
The previous site owners failed to get council approval for a 10-townhouse complex called `The Pier'.
Sold in hoursTONY Reville of Dalton Partners First National had to turn away about 30 people from last Saturday's first open house in the auction campaign of colleague David Phelan's residence.
The house at 99 Janet St, Merewether, was literally on the market for just hours before buyers made an offer late on the Friday afternoon.
Mr Reville said the first offer was refused but a second offer of $685,000 was accepted and an unconditional contract was signed.

Keen interest in KahibahMORE than 20 inquiries have been fielded by Justin O'Brien of Justin O'Brien First National for the former TAFE site at Kahibah, which is to be auctioned on October 31.
Mr O'Brien won a tender from the Minister for Education and Training to auction the site, which comprises about 11800sq metres and is off Frith St and adjacent to Kahibah Primary School.
Mr O'Brien said most of the inquiries were from developers looking for a residential development site. It is zoned 2a residential but Mr O'Brien said Lake Macquarie City Council was revising its Local Environment Plan and a new draft plan gazetted the site as 2(2) residential urban living.

Interested buyers can send the code number via SMS to the phone number and within seconds a return message provides the property's details, such as number of bedrooms, price and the contact number of the agent.
Mr Rossi said they were also using the system to message open house times to those who had inquired about particular houses.
He had been using the new technology only in the past week but already had an increase in business. Auction clearance upNEWCASTLE'S auction clearance rate was a healthier 70% in September against 59% in August.
Figures from the Home Price Guide show the same amount of properties (70) were auctioned in each month, but this month 49 sold compared to 41 in August.
The hot auction suburbs were Merewether, with four out of six properties sold, and Redhead where all four properties on the market sold.
The highest price was $1.3million for 85 Foreshore Drive, Salamander Bay, by PRD Nationwide Port Stephens.
